Is it possible/allowed to subdivide a 810m² Auckland property that is in the H3. Residential – Single House Zone? My reading is that they would both need to be a minimum of 400m² (possibly larger) but that would not take in to account an easement for a shared driveway. So seems not possible. Does my understanding seem correct? Thanks

you cannot subdivide as of right and create "green field lots"
but you can create two lots with a developed design that shows comformity with other planning rules and objectives. This likely requires a land use consent and a resource consent that are tied to each other, The m2 is a consideration but in the end it is the quality of the development that can win the day.

Where did you come across the 400m2 figure for Residential - Single House Zone? My understanding was that it is a minimum 600m2 for Residential - Single House Zone but 400m2 for Residential - Mixed Housing Suburban Zone. I'd love it if it was 400m2 though, do you have a link or source?
