    Recommendation on Roof recladding

    Hi,

    Our metal roofing is coming to the end of it life. I am looking to reclad our roof. I am unsure what type of roof cladding i should go for that will last longest and low maintenance cost in the future. We have got gentle sloping roof and not living near coast.

    Could you please advice:
    1. What is the best cost effective roof cladding material i should go for?
    2. How much should i expect to pay including labour for lets say 2x 150m2 houses?
    3. Anyone that you would recommend in central auckland? (You can PM me)

      Long run

      Not sure about cost as there are many variables, but when you get quotes check product and installation warranties as well.

        I'd go for long run.
        I'd get a company to do the whole job rather than try for labour only etc.
        That way you get the job done and with a guarantee

          Does anyone know which is the best roof cladding material that will last without maintenance? Type of iron sheet? Tiles?

            I tried to get two tradesmans from different company to come to our place to provide quote for the roof. They have not got back to me.

            Can anyone recommend me a good roofer? Please PM me.

              Long run is the most cost effective. You may have additional work if you want to convert to tiles due to the framing underneath.

                Thanks for your recommendation. We just had a roofer came over he recommended this material http://roof.co.nz/products/true-oak-corrugate or this one http://www.colorcote.co.nz/products/zinacore/ . Has anyone has any experience with these material?

                  A roofer told me that the Ture Oak is easier to work with as the corrogates are deeper and don't bend the same.
                  But once the roof is up is there really any difference?

                    I don't want to suggest you incur more costs on an already expensive task, however if your roof space is typically inaccessible then it may be an ideal time to look at having insulation put in (if none).
                    Keep a record of the insulation install and if it's a rental you are likely to be able to achieve more rent and/or easier tenant placement. Just a thought.

                      Hi Guys,

                      I am also looking for a good roofer as my iron roof is getting older and I am aware of a issue that needs to be fixed. Could anyone please suggest me of any good roofer? My property is in south Auckland.

                        Get a decent roof painter. Paint with rust proof paint and then paint two coats of good roof paint. Last for years. The old iron may start to be a bit rusty but the new stuff is crap. Thin and no guarantees near the sea. (which of course is anywhere in NZ).

                          I still would like a get a roofer to see their view. It would be great if someone can post me with any of recommended roofer contacts.

                            Ha they will take your money no problem.
                            I have a garage (old) which must have had second hand iron from the 19th century put on. Its rusty as anything and now has a leak which I should have fixed. Other than looking crappy it works (apart from the leak). Want to rebuild the garage as its only small otherwise I would do just as I said.
