  • Bath or shower

    I am renovating a very small bathroom which currently has a shower over the bath, handbasin and toilet. No room for a vanity or anything else. Would you put it back as it was or put in a shower cubicle and a vanity unit, no bathtub?

    Who is the target occupier. Young babies have parents who want baths.

            If your target renter is a senior sometimes just showers are the best so there are not large step ins that can cause injury

              Make that a condition of the tenancy.

                Oh, you guys!! sigh!
                No, some tall person would drag me off to the human rights commission for discrimination against them.

                So, much as I hate them and think they are tacky, it seems a shub is the way to go? I can just fit the smallest and shallowest in with a small vanity. That way the babies can have a bath, the oldies like me can have a shower or a hip bath and everyone has somewhere to put their deodorant and spare TP.

                    Strip out the bathroom, install a bath, have a hand-held shower unit over the bath, put wall hand-basin in. Re-plumb toilet to outside shed, buy some solar lights from The Warehouse for path., use coat-hanger for toilet roll holder.

                    Tenants are now happy, they have bath, shower, basin, fresh air in toilet.

                    SIMPLES!!

                    But seriously, why do you need to replace them?? Are they just tired fixtures? If so, then just replace them keeping the same configuration. If the fixtures are okay, why bother doing anything.

                    People will self-select themselves into the house. If they can't live without a bath, then they won't apply.

                      As it was - shower over the bath.
                      With curtain rail - those fancy half glass doors are useless.

                        Ha ha Esscence!
                        No, I was going to resurface the very badly chipped/stripped bath but having used it, it is a horrible bath. Too deep and too narrow with an overflow that blows a draught right on you. The shower is very badly positioned right beside the window so the sill gets waterlogged. Can't expect tenants to bother to ensure they keep it dry. The basin is cracked and the toilet......EUCKK!!! The half a**ed formica wall cladding has holes in it. All in all much simpler and maybe even cheaper in the long run to gut it and re do it.

                          I prefer walking into a shower than stepping up and over into a shub, and the more space for a bigger vanity bench the better

                            I don't even put baths into houses I renovate to sell, who can afford the luxury of a bath anyway?
                            My current tenants are 73 and 65, brother and sister, they are happy as with the fairly new 900 x 900 tiled shower.
                            Little kids equal wear and tear, try to discourage these and aim for the professionals (property manager looking after the property now, her decision to turn it into rest home)

                              Oh, me too DaveW. But my target market, families with young kids want a tub. This is my best compromise, I think.
