Looking to replace the curtains in a 4 bedroom house. Looking at the warehouse and its looking like nearly 700. Is there anywhere cheaper that you recommend?

Stick to the Warehouse, they're usually pretty good value and sewing etc is all good.
Have tried others ie. Spotlight and the sewing and lengths have been terrible.

If you haven't bought those curtains yet i recommend subscribing to the warehouse specials notifications. I try and check every second week for the curtains on line specials. Normally the warehouse have a sale every 2nd to 3rd week. 30% off is very normal 50% comes up every few months and is VERY worth while stocking up. Be aware if you need nets they are almost never on a good sale at the same time as the drapes. Another hint - go and choose your first & second choices in store, they have samples hanging on display. Then when the drapes are on sale order on line. Nelson warehouse never has a full set of any one colour so this is the only way I can get what I need while on sale.

I'm always dithering between getting thermals, which are cheaper, and throwing them away after the tenant departs, or lined which are dearer but can be washed.

Means you can run round the house naked and neighbours cant see you :P

I tend to stroll around mine. Running's too exhausting (unless it's chasing the Mrs). I don't care what the neighbours see (which isn't much in this weather). My only regret is that the neighbour's foreign flatmates don't feel the same way.

LOL ....this will no doubt come as a shock to you, BUT some houses actually suit net curtains.

Maybe not nets but those classy shears a good for inner city privacy. Sometime you can trick the applicants into thinking no ones looking at the house. Its pretty disturbing having neighbors so close.

Tenants can't seem to open windows - so paint them black.
                          Very private.

Dunning, there is a difference between being economical and just being cheap!

I suspect you are being the latter

If you want "good" tenants, then put in something "decent" that will make your IP feel homely and welcoming! I still remember back to my flatting days and how irritated I was with LLs who obviously subscribed to the view "rough enough is good enough" grrrrrrrr.

If you want your tenants to stay with reduced down time then bite the bullet and spend some dosh.....make sure they are as "tasteful" as possible and fit well with enough volume not to look skimpy.

Sometimes you have to spend money to make money.
