    Space between shed and new fence

    Hi everyone,

    We have just erected a boundary fence and now have a nice wide space (1.8m (W) x 6m (L)) between the fence and our garage. I want to build a clear-light roof (or other polycarbonate roofing) in this space for storage of mower and outdoor tools etc. Top end on the garage, lower end on the fence. My questions are:

    1. Do I need consent to do this?
    2. Are there any basic requirements I should know about?
    3. Can I put in a concrete pad in this space to act as flooring?

    Your advise would be appreciated

    What council are you under? Have you checked out their website?

      Auckland. Had a look at the website, and got a bit of information:

      Looks like if I do the floor first it would be considered a 'Patio', and the 'patio' would be covered by a 'Veranda'. Under Schedule 1 of the Building Act 2004:

      A building consent is not required for the following building work:
      (j) building work in connection with the closing in of an existing veranda, patio, or the like so as to provide an enclosed porch, conservatory, or the like with a floor area not exceeding 5 square metres.

      I'm under five square. So I think I am on to a winner...but can I build off the fence?

          I think the keyword in your quote from the Council website is the word "existing".

          If the fence is the low end, where will the water run to.

          I am of the understanding that if it needs a spouting then it needs consent.

          Be careful.

            Call the council on a no names basis. Through away the sim card when you are done

              Called them, here's the story:

              Size (10.8m) is ok.

              Concrete is ok provided I am under the 25% maximum for concrete coverage on the property.

              Building off a fence is ok provided at the fence side it is not over 2m and can fit under a 35 degree angle off the top of the fence.

              Roofing is ok, but no mention of spouting.

              I also have to check to make sure that our building coverage is under 35% with this roof included.

              Tape measure indeed.

                  Great idea, I might do the same.

                  You could just go ahead but put the roof on in a way that means it'd be easy to remove if you had to.

                    Where will the rain water end up?
                    Over the fence and on the neighbours property?
                    Will they be happy with this? - and complain to the council?

                        I'm going to put in spouting. Had a chat with a planner (yes another chat), and he said it's a must. Building this thing is all fine, but as soon as I add gates it needs consent as it is closing it in...which is what I'm going to do.

                        So consent is required. Bugger.

                          or just have a temporary 'gate' that is easily removed. If done right there would be no complaint for council would have no need to notice. If they do take the gate off.
