  • Handyman / Tradesman wanted

    Any one like to help me fix my tenant's clothesline and lawnmower?
    West Auckland area
    Look for help this weekend.
    Of course you will be paid.
    Or please recommend a good one.

    Did you supply the lawnmower? If not, it is the tenant's problem.

    If you did supply it, then have it sent to a lawnmower repair shop.

    Again, the same applies for the clothesline (except that it is probably not practical to send it to a clothesline repair shop, if there is such a thing). Look up Greyskills or similar services in your yellow pages.

    Simple, really.

      Hi

      The tenants need to keep the property tidy, therefore mow the lawns. If you supplied the lawnmower and it's broken, then you need to get it fixed at your cost and re-supply it to the tenants.

      If you didn't supply the lawnmower, its your tenants responsibility to keep the property tidy. Mowing the lawns is part of that responsibility.

      Getting the clothesline fixed. Who broke it?? If its the tenants, then you can request that they fix it at their cost, if not you will get someone to fix it, which the tenants will have to pay for. If it was broken when they moved in, it's your responsibility to get it fixed.

      If the tenants say it was like that, and you know it wasn't, take them to Mediation. It's easy and sets the standard for the tenancy (ie don't muck me around).

          Instead of waiting for a recommendation, use your yellow pages.

          (That's my recommendation.)

            Once again someone has asked a straight forward request and not one of you has answered the question. In other posts there is the advice to ask around for good tradespeople and get reccommendations so why is it that when someone does he is told to look in the yellow pages?????

              I think the question was answered as best as possible. If we are here to give advice then we cannot really assist a tenant by paying someone ourselves to fix the tenant's lawnmower, without strongly suggesting that that is the wrong thing to do. A question in answer, just to make sure there is not more to the story is perfectly acceptable I believe.

                I learned something interesting 2 months ago, thinking it was the tenants reponsibility to maintain the garden etc, and that was, if you (or really) your property is deemed to contain a noxious weed from your council or its appointed contractors, it is the Landlords responsibility to see it is removed within the appointed time frame.

                I was issued with a notice by Waikato Weeds, gave it to the managing agent thinking the tenant would have to take care of it, and lo and behold apparently its a landlord responsibility, and thus I was charged for a contractor to come in and remove it.

                So, am I renting a property, or providing a "serviced apartment (house) facility". I was surprised. But perhaps the rest of you are not....

                Another learning curve...

                  I'm not surprised at this really.

                  I think there is a difference between maintaining in a reasonably neat and tidy condition and removing prohibited goods/plants.

                  However, I can see how it can be seen differently.

                    I was thinking of starting a similar thread then, which involves myself, and others that are keen to help next weekend (c'mon keleri),to clean one of my tenants BBQs', and then we'll all pile 'round to another tenants to help them fix their washing mashine!

                    Others here have given some suggestions, i.e. yellow pages etc,....we're not talking about a specialist skill here,...and there must be a hundred blimin' mower shops in the area,.....just take it there!....EASY!

                      I don't believe the property was infestated by the plant, rather it popped up here and there.... but I was surprised that it didn't come under general maintenance (unless One already had a pre agreed clause where gardening was the landlord's responsibility).

                      What also surprised me was that it came hot on the heels of a property inspection report from the managing agent, where everything was deemed to be in good condition and tidy.... perhaps I expect too much?

                        Property Managers are not renowned noxious weed experts. (that is noxious weeds as in plants not tenants)

                          I would certainly agree with you Muppet if it had popped up in central Auckland or Wellington....

                          However for the general Waikato area, which has strong farming influences, it wouldn't surprise me if a professional PM (and/or the tenant) did know what was noxious or not...

                          However its good to let others be aware of this responsibility as it surprised me that the tenant didn't have a responsibility to keep the property 'noxious weed free'.

                          It wasn't there when they took on the property as I had the garden fully attended to... and thus my surprise that it came back to being my responsibility whilst a long term tenant was in situ.

                            Lawnmower Repair.

                            I cant remember the business name but we got our lawnmower fixed on New North Road at the Mt Albert shops.

                            This might be considered West Auckland??
