  • How long does CCC usually take?

    Hi there, we are going for a auction on a property we like this week and but it doesn't have CCC yet and there is a clause in S&P agreement that settlement will only happen once its received but im just wondering how long does it take to receive CCC?(ie what if it takes months and we are stuck)

    How would you be stuck, you don't pay till it is issued? Are you wanting to move in to the property?

      Sorry should have mentioned we have to pay 10% deposit and it stays with the real estate agent until ccc is received but i don't want to wait for months if thats how long it take. I have called the council and they have said it usually takes 21 working days but they can't guarantee so was wondering if anyone has had any experience with this and how long has it taken usually?

        If it's in Auckland the longer it takes the better as values will rise and you gain more equity for no cost. Council issue it so they will be the only ones who care. If it's an investment property just buy it, who cares how long it takes? It is to YOUR benefit if there are delays.
        It is meant to take 3 weeks but I have known them take 6 months if the builder is slow to rectify any issues.

          Have you asked the vendor why CCC hasn't been issued yet - ie what is outstanding if anything? Councils do have theoretical time limits (20 days) in place provided everything is provided and correct, however if there is an issue the clock stops and doesn't restart until info is provided.

            House was relocated to this piece of land few months ago and council did ccc inspection in mid march and apparently it was passed and they are waiting for certificate to arrive.

              Very real danger is that there is some problem with them getting CCC, and you never buy the house, or it takes 3 months.
              I sold a house a long time when I was in the business of doing stupid un-educated things, about 20 years ago, and it took me 3 to 4 months to get CCC.
              Ended up renting the house to the new buyers.

                CCC - Be careful

                We bought our house with the CCC being issued and on its way (Was told that from lawyers) then all of a sudden 2 mths down the track we still didnt have it, so we looked into it and apparently the vendor had not paid the rest of fees owing to council (amongst other things, we still get her old mail sometimes), so long story short, we ended up paying the fees and eventually got it issued to us - very good learning kerb for us, so please make sure all fees are paid and it is just a matter of "it's in the post"

                    Yep! U are sooo right! We literally thought it was on the way or "in the post" as been advised by vendor, lawyer didn't bother checking and the deal was done. As I said - leasson well learned

                        yes, she seemed honest etc, lawyer was nightmare from the word go! Should have been alot more diligent. on the good side, it wont ever happen again! Phew....Through all the good advice on here, we did eventually end up paying for the fees just so that it got issued...hated doing it.....but did it so we could move on........will never forget the lesson though!
