  • Rental market in Whangarei / Dargaville

    Hey guys, it's been a while since I was here, life has had me busy in other areas & once again a new page has been turned so I'm considering a rental investment up north.

    In a general sense has anyone noticed a trend over the past few years, ie; lower ROI, more demand from renters etc?

    I'm just trying to get an objective view of where it's at in 2014....

      Not sure if you've done a search but there was a thread on Whangarai not so long ago. Hard to find decent tenants seemed to be the jist.

        I'm in Whangarei. Most prospective tenants are low income earners such as caregivers and beneficiaries.

          Hummm ok, thanks for the feedback.

          If Whangarei has problems with tenants then I'd hate to think what your opinion would be for Dargaville
          I did try searching through the forums, found a brief mention of Dargs & another thread about investment in the provinces which was a good insight. I'll have another trawl & see what happens. Thanks again

            Don't have anything in Dargaville. Some investors made great capital gains but the trouble with those really small, cheap towns is that the cashflow isn't so great when you factor in maintenance, insurance and rates, which are a greater proportion of the value of the property than in larger towns. Kaitaia gross yields are awesome!

              I personally have no problem with WINZ tenants given that the rent is paid out directly to our bank account.
