That's why I wondered if they are now legally required to disclose since I will be pulling out due to the builders report which I will be sharing with them.
Not sure of the structure yet, I'm waiting the formal report and I'll let you know Leftette.

I was in the same boat, paid for a report, found a leaky home. Twist with me was that the agent asked for a copy, then bought the house himself! I'd torpedoed the vendor's sale and the agent profited. Wrong on so many levels, eh?
I had another experience where my UK-based mum, an experienced landlord, bought a two year-old house for herself and didn't bother with a builders report - big mistake! But people fall in love with property and do irrational things. There was a massive water-tightness issue with a standalone two storey garage/garden room. Although the property was under the equivalent of the Master Build new home warranty, the builder swore it was built after the completion and not covered. The warranty company believed him. Luckily all consents are online in the UK and I found a landscape plan submitted by the builder, with a photo of said building, date stamped by the Council, the date preceding the issuing of the insurance! It was repaired and I was in Mum's good books - a win:win situation :-)
