Today, Minister of Housing Phil Twyford confirmed that he knows almost nothing about the detail of the proposed Unitec flagship Kiwibuild development.

He told Parliament that although Unitec had suggested that up to 2,600 homes could be built on the site, he was now thinking that up to 4,000 would be built.
When asked for the size of these homes that he is speaking of selling for $600,000 to first home buyers, he spoke of 30 square metres being the minimum. That's smaller than a double garage which is 36 square metres.

And when asked who is going to build all these homes, he stated that will be 'skilled' people imported and lots of Kiwis trained. Where are all these imports going to live while they're building these homes? According to Phil Twyford - in a house - somewhere. Where are all these Kiwis waiting to be trained?
Homebuyers will know that our banks are not lending on properties under 30 square metres and will only lend up to 50% on one bedroom apartments under 45 square metres. Add to that, the 'Kiwibuild requirement' that buyers can't sell the home for 5 years, and we have a recipe for an absolute disaster with lenders running for cover.
Phil Twyford clearly thinks first home buyers are sitting around with $300,000 in the bank just waiting for their chance to borrow another $300,000 to buy a tiny apartment that they can't sell for 5 years.

Wasn't it more that there was no 'crisis', though it was not clear what that actually meant. Also it was said many many times that land availability was low due largely to local authority urban limits and restrictions in the RMA. Reform to the latter was victim of MMP.

I think there has been a crisis in one area, and that is insufficient emergency housing for an increasing number of renters unable to obtain private rentals or who have been evicted from social housing.

If we want someone to blame, how about mean and greedy landlords who are not too keen on renting their valuable asset to potentially problem tenants. There were over 76,000 applications to the Tenancy Tribunal in 2016 and 2017, most brought by landlords. The most common issues made in the applications related to termination/possession, rent arrears, current tenancy issues and application fee refunds.

That is a lot of easily identified potential problems for landlords, even without credit and reference checking.

              • central gov. has never been responsible for releasing land for development

that has always been the jealously held responsibility of local gov.

local gov. then got lost up its own rectum resulting in $500,000 sections

basic economics suggest $500,000 of land is best built with a $500,000 dwelling

                so that's what builders produced

                cue the affordability crisis

if council could release $200,000 sections

builders would respond with $400,000 packages to suit buyers

now the lefties have both arms of gov.

they will either make it work

                or completely stuff it up

                if the later

                neither will take responsibility

for demanding 1st world "best practices"homes

in a 2nd world "poor productivity" economy

Government tells Hamilton council to lower housing prices
                  There. That's all that's needed.
House prices will be coming down.

Well it is councils stopping a lot of development, so actually it makes sense.

Why do I get the feeling this is a tui ad in the making?

                        • Please help says Taxcindarella:
“We’ve really made a plea today, any marae, any seasonal housing that might be available, please contact us, we’ll work alongside you,” said Ardern.
But don't you try and offset any losses against other income, now, will you?
Because if you do, we’ll not work alongside you but we'll work against you to take that away from you.

Remind me, what does a hypocrite look like?

Perry this is the best comment I've read in a very very long time. Showed it to my wife who's an accountant and we had a good laugh. Well you know a kind of half annoyed, half funny laugh.

Because it's so true. They want to actually PAY the maraes etc. to take these people in WHILST taxing the people who have been housing people forever.

                            F**king idiots.
