Settlement+Final Inspection+Seller's Moving Truck arrives ALL@ 3.30pm same Time.

Our new purchase of a property settles next week.

The sellers after being there for almost 50yrs Settle on their new property same day.

REA said their moving truck arrives to load & take their stuff at 3.30pm , on Settlement day.

We have reasonable concerns of the state how the house can be left in this situn,ie possible damages by moving staff or may be left over goodies/rubbish or brick n brack etc etc as Moving Truck arrives there only almost half hr before Settlement .

We can ask for an early inspection yet with house full of stuff sitting there, may be hardly can see any floor area or even some walls too can be covered with boxes piled up.

When we first sold our owner occupier property few yrs back , we moved to a motel for few days to clean it up & enabled a smooth transition, to new owners . Looks every body follows different rules & its okay but we have fair concerns of the state how the house can be left in this situn,ie possible damages by moving staff or may be left over goodies/rubbish or brick n brack etc etc as Moving Truck arrives there only almost half hr before Settlement .


Wonder if anyone can suggest possible alternatives or any recommendations .at all please .

Its very tight.


Maybe break it down to three problems.

I: Get them out of there.

2: Invite them back later to collect any leftover stuff.

3: Fix any damage and see if anyone wants to pay for it.

50 years is a long time, they must be part of that community.
Treat them right if you want to fit in there.

You could delay settlement and take the hit on any late settlement costs.

You’d need to work out if it’s worth it- maybe just mentioning it though might push them to clear out earlier. Then you do your inspection and settle if all is okay.

Say the seller left a single 2 dollar figurine in one of the cupboards..
Would that be enough to slow the handover? ...no

What if the movers put one black mark on the doorway.. would that be enough to slow the handover.. no

See, to me, a whole room full of forgotten junk and holes in the walls and dented doorframes caused by the movers would not distract me from getting the main job done. The handover.

^^ yeah but Anita has reasonable concerns hence the post. What is ok and not ok is personal - all anyone can do is say what would be acceptable to them. Plus for some they may have different expectations for a rental vs own home. Or how much they’d paid for it.

We paid 1.3mil , their asking price for the 3brm house in South Auckland,'Rewa in 600sqm, and , agreed long settlement as per their request. No any viewings /access been asked since first visit of viewing at which point we signed the S&P Contract.

We feel a lot uneasy to okay Settlement till we see the house /inside properly as loads of boxes are still intact, may be till/past midday of Settlement date,as to REA ,and they settle their new purchase same day as well .

100% agree.

Informing the Seller that the Buyer requires at least a two hour to walk through to reinspect before finalization, is a great idea.

Maybe the seller never even considered the needs of the buyer.

At lest putting that idea in their minds would cover you.

One of the big problems with an inflating housing market is that it put undue pressure and risk onto buyers.
