    Hi,

    I've read the act and pretty sure I'm correct but second opinion would be helpful.

    I own a house that is on a cross lease with another house, directly behind ours.

    There is a fence that runs both houses on cross lease and the neighbours, the neighbour developed their section and has 3 houses, he is the landlord of all 3.

    So my reading of the act is that my place and the one behind me would account for 50 percent as its cross lease and the neighbour would be responsible for the other 50 percent?

    There is currently a fence but it has collapsed and needs to be replaced..

    I would agree. One thing you might want to research is whether the fence in question is actually on the flats plan. If its not, you may face some issue.

      I didn't know fences with neighbours (not the other cross-lease) had to be on the lfats plan - it is a boundary.
