    1. Intention to create legal relations.
    2. Offer and acceptance.
    3. Consideration.
    4. Capacity.
    5. Genuine consent, and
    6. Legality

    Have you ever thought to include in your Agreement for Sale and Purchase a condition along the lines of:

    "All electrical, plumbing and gas appliances will be in good working order at settlement" If not the Vendor will responsible to rectify any repairs"

    Have you ever thought of taking a hair dryer to your final inspection and checking the power points?

    Wow! no had not thought of that....would it be less of a need in newer houses Kim?

      Final Inspections

      Hi Donna I would also suggest in newer homes, you only ever discover something is not working once you are in the property.

            Had a look through a near new house in Hastings the other day.
            Only two of four ceiling lights came on when they were switched on in the master bedroom.

            There is a saying that goes It's better in the dark (but half dark or half light.)

              Were there light bulbs missing, is there an electrical fault on the switch or is there a further problem or shall we stay with it being better in the dark as the saying goes
