      From BT's website: http://www.barfoot.co.nz/42914

For Lease $96,482 nett pa plus GST
Located in one of Auckland's busiest streets. This 507m² prime, high profile site is located across the road from the Sky Tower. This will be the perfect opportunity to start or expand your business. Wide, large window frontage and two entrance doors with lift. Would suit a number of business models, in particular, a business associated with the school market.
The difference in the asking rent is $28,529. What can explain this discrepancy?

Well that's pretty sloppy of BT, if the rent has reduced then it should be updated everywhere.

I would say that's all it is.

          Well it might not be.
You would be surprised how much of a premium some tenants will pay to secure a "better" property. Their definition of better is more expensive.
There are a lot of stupid people out there that will pay more on trademe because they think they are getting a bargain.

                  Thats $280 per sq m.
Sounds a bargain for prime retail space. I wonder what the problem is.
Is Auckland slipping below the waves.

It's an office. For an office, $280/sqm is actually not cheap in today's market. You can rent an office from Bob Jones's A-grade Qantas House on Queen Street for only $250/sqm.

You are just not imaginative enough.
You have to read the advert again.

That is the view of the property after the agent Mr Kaung had phuued the last tenant out of the place for not paying.

I can shed some light on the difference between the rent listed on the B & T website and the rent listed on Trade Me. The reason TM is higher is that Trade Me includes net rental, opex and the value of carparks (if known). B & T advertise net rental only. It is just the way different websites are set up.

If it's a problem with how TradeMe is set up, we should also see similar discrepancy occurring with everyone who lists properties for lease. So far I have not seen this problem. Where have I gone wrong?
