        It's very tricky in the CBD: the landlord becomes a de facto shareholder in the tenant.

        I'm going with the food business: You can now get a decent meal in the CBD for much less than it would cost to cook it yourself (assuming that you knew how). The combination of NZ's cheap raw ingredients (meat & vegetables), the influx of Asian spices, and the increasing local cooking expertise, means that no-one in the CBD bothers cooking their own dinner.

              Plenty of listings for the agents! They can't complain about lack of stock.

              I wonder how many tenancies there are in the city?

              Fudosan, do you have any idea how many of these trademe ads would be advertising the same place? i.e. how many unique tenancies would be available?

                I don't know exactly the duplicate number of listings. From my experience, there's not a lot (not exact count, but general feeling when I file away each listing).

                I'm not too concerned with this issue, because I always use the same criteria. Assuming the same degree of duplicate listings, I can see the trend, and it's telling me that CBD vacancy has been rising. I look forward to good prices to come.

                  More than I thought

                  This is from CBRE alone.

                  We currently have over 1,700 properties available in the Auckland CBD.
                  This is more than the total of retail+office of about 1,300 (my last count on TradeMe). When you add Bayleys, BT, Ray White, etc., the figure must be much higher.

                          To be honest, I have no idea. It's a surprise to me too. I don't see any sudden turn-around in office letting. Maybe we'll get a better idea if we wait for few more weeks.

                          A wide guess is someone decided to purge old listings.

                                Would you be able to shed some light on CBD apartments ?
                                I am considering buying 2 bd apt. Do you think 200K could be a good buy?
