    Everyone operates slightly differently. Glenn, I think you are a softy, but I realise you are that way because you feel it works for you. I also know provincial New Zealand functions slightly differently from the big centres. As for me, I try to be firm but fair. My obligations to the tenants are held in balance by my obligations to the shareholders of my company and to the financiers who have put up the bucks.

      Good point. Thanks for that advice.
      I have no experience outside of my little cocoon.
      Some of it translates to other places and some not.

      Small city stuff means that you either meet the people again or you bump into someone that knows them and might have said something about you.
      Writing lots of letters to the paper advocating for our industry has something to do with having your name out there also.

      Not that we do not have our fair share of new people or new entrants to the market. One property seems to have had a fair share of people through it over the years. I seem to have had ongoing minor business dealings or some other contact with a number of these people.
      Of course this has supplied me with a sustainable PM business from all the contacts so it does all come back in the end.

      So with that big building I have to get serious about looking for in May I better not get too trusting and loving with all those gansters that seem to hang out in the big cities where I have been looking to buy.

        I live in a smallish community within the greater confines of big city Auckland, and there is very little chance of me buying commercial property in my own area for that very reason. The amount of times I hear the terms "greedy landlord" bandied about would make you sick. There is never a thought about the huge interest the greedy landlord is paying on his or her loan - often far in excess of the meager rent being collected.
