Some points of interest. The number of landlords reduced, and the number reporting a net rental loss also reduced. Few costs of new regulations have kicked in, and neither has ringfencing of rental losses.<br />
<br />
IRD's response also mentions that the data is approximate as tax returns may have insufficient descriptions or have mixed portfolios.<br />
<br />

<br />
I'm hoping for some guidance. I have worked really hard during my 20's and have around 900k to use for investment. Term deposits are very low and I probably will put a chunk in index funds, however I would like to invest in some property. Firstly because I am interested (and have been for some time, again my work and family life have been my main focus lately). <br />
<br />
I do have some time now being on maternity leave to really look at property and manage it. I just don't really know what to start with and what to be looking for in this market.<br />
<br />
I do realise this is a complete beginner question but some advice would be greatly appreciated - even if it's just pointing me to a resource. <br />
<br />
I live in Central Otago but am happy to invest anywhere.<br />

Mortgages getting paid down, index funds going up (albeit zig zagging) and working out calaculations we have around 11-12 years based on current savings/spending rates to hit that magic 4% withdrawal/25x expenses figure in order to not have to work ever again.<br />
<br />
We are mid 30s and feel like that's a long grind in my corporate and her part time positions to reach this goal.<br />
<br />

1. Landlords evicting tenants amid nerves about the upcoming ban on no-cause evictions.<br />

2. Landlords evicting anti-social tenants before changes to tenancy legislation come into force.<br />

The spike in evictions is a direct result of revisions to the RTA which increases risk for landlords.<br />
<br />
A few weeks back I used the 90 day no cause termination clause to end the tenancy of a tenant who had been with me for some time but after consideration was simply too risky to manage under new tenancy laws.<br />
<br />
Has anyone else here ended a tenancy as a direct result of the RTA changes?<br />
<br />
I am not surprised to read of the Tenants Protection Association (TPA) chief executive Penny Arthur claim that there has been a 60 per cent increase in tenants seeking help with no-cause terminations over the last three months compared to same time last year.<br />
<br />
That is sad. It is sad because it was avoidable.<br />
<br />
Had Government listened to industry advice from the Real Estate Institute of NZ (REINZ), Property Investors Federation (NZPIF) and others on the adverse effects on tenants should the 90-day no-cause notice cease to exist – Penny would not be seeing this spike.<br />

Some is less real, telecommunication for example.<br />
<br />
But Housing is really poorly handled.<br />
As far as I can tell (correct me if I'm mistaken), renting and paying a mortgage are considerd the same.<br />
It's just a cost to put a roof over a family.<br />
<br />
But I think this is a big mistake.<br />
The two are vastly different.<br />
And for clarity's sake should not be grouped.<br />
<br />
Because home ownership eventually lets you get ahead, unlike renting.<br />
And that's a separate product, or good, getting ahead I mean.<br />
<br />
See, once the mortgage is gone, there is free money for other things.<br />
The whole numeric value of inflation housing is twisted in this one number methodology.<br />
Making it a deceptive number, to be kind.<br />
<br />
<br />
This is just the start of an idea.<br />
<br />
Any thoughts on how to clarify it?<br />

She told me she was concerned more about the Asbestos. I asked how a public knew about Asbestos on the roof and who it was. She said she could not tell me but the person knew about Asbestos very well. <br />

The contractor's reply.<br />

&quot;I have talked to the worksafe people and it is asbestos they are concerned about. Not sure where on the roof it is, the old primers or something. Anyways not working on it till I hear back from them and it gets tested.&quot;<br />
<br />
The staff sent me an email later saying that the roof contractor will arrange Asbestos test and in the meantime there will be a notice at the property and the tenant should know.<br />
<br />
So, I sent an email to the tenant not to use the shoes inside. The reason is from the water blast, the Asbestos would be on the ground if there is. <br />
<br />
 If it turns out not to have Asbestos, that would be great, but then, this would be a very unfair case.<br />
<br />
If it turns out to have Asbestos, what happens? The property and the tenant.<br />
<br />
I just found this link and am going to read it. In the meantime, if you have any experience, please let me know how you dealt with it.<br />

<b>11 FEB 2021</b><br />
<br />
NewsHub has an easy-to-read overview of the coming amendments including:<br />
<br />
<b>Evictions</b> - you can no longer give 90 days to get rid of tenants. Specific reasons are required.<div style="margin-left:40px"><br />
Proof of 3 instances of antisocial behaviour within 90 days<br />
Rent 5 days late, for 5 times in 90 days<br />
<br />
the exception is - if the tenant has or threatened to cause exceptional damage to the property, or damage to a person, or use the property for illegal activity or they are 21 days behind in rent.</div><br />
<b>Modifications</b> - the tenant can do minor stuff like hang pictures, add safety gates etc. If change is minor and can be changed back at end of tenancy it can not be denied. Plus LL to allow fibre internet instaff if it does not compromise weatherproofness or breach body corp rules.<br />
<br />
<b>Rents -</b> properties must be listed with a price to prevent bidding wars. <i>And major change </i>is - the tenant can change their interests and responsibilities to someone else. Landlord needs to justify why the tenancy can not be in someone else's name!<br />
<br />
<b>Documentation - </b>Landlords must be on top of the paperwork and records. For example all receipts for work done and fees must be available for presentation to Gov't e.g. MBIE if required.<br />
<br />
<b>Privacy </b>- the tenant can apply to Tenancy Tribunal for name suppression to avoid being blacklisted<br />
<br />

I believe (just from asking ages ago) that is the allowable height, which seems a lot for 2 story, but regardless even 1.5m would block out view.<br />

We have an old bach/2bed home in front of us, which we can currently see over due to the natural slope of land. We can see to one side too which is the main sea view for the tenants (of our home). <br />
<br />
If the little house in front (on a shared easement) was to build up most of our view would be gone. I dont think it can go sideways as would be within the other house on their crosslease boundary, but not sure. Potentially our house could lose both sets of view.<br />
<br />
Obviously this would dramatically decrease the market value of our property (circa $1.2m).<br />
<br />
One property lawyer told a friend who had a house to the side, which had a view of water and was blocked out, it is line of sight to a certain degrees (ie maybe 100deg for argument sake) of view. A council person supposedly told the friend  there is no protection of any &quot;views&quot;. Now I dont know if this is just a law perspective vs the council has no role in protecting a non tangible asset etc, or if both are wrong due to being 2nd hand info.<br />

Thought I would ask you guys your thoughts while waiting to find out the official stance on it? (not holding anybody to anything obviously, just very hard to get straight answers at this time of year). ]]></content:encoded>

It was previously renovated with cheap materials by the previous owner, and starting to fall apart (bench top and cabinet doors started to peel, hinges not holding properly).<br />

It is a very small kitchen in a 1920 bungalow, with a back door on the same side of the main kitchen wall, hugely limiting the amount of storage space.<br />
<br />
Already open plan but cannot expand further - stopped at where the load bearing beam is,  and a big window from there to the end of the dining room.<br />
<br />
Would you recommend paying extra to find a kitchen renovation company and redesign with the intention of increasing the storage space?  Or just replace the existing cabinets and bench top?  Mum does spend quite a bit of time in the kitchen.]]></content:encoded>

I have a property where the maintenance schedule is behind, roof is needing work and also a repaint on exterior.<br />
<br />
Repaint is not so much an issue as I have an airless spayer and will do the prep myself, potentially saying us 10-15k. The roof however is another story, some leakage has started to appear in one of the units, and water is starting to seep in, I have 2 options, repair the leaks and prime &amp; respray the roof or replace it fully.<br />
<br />
Have been quoted $3200 to repair and respray and 8K to replace whole roof. 1st option is less but may cost over the long run once roof needs to be replaced eventually.<br />
<br />
Not wanting to spend 8k atm but may be the most cost effective thing to do. Property is cashflow positive and has good cashflow but maintenance on this property is starting to build.<br />
<br />
Any advice on this one as I'm in 2 minds.<br />
