Hi everyone

My partner rented his house out this year for the first time and it got taken over by ants. There'd never been a problem with ants in the house before - there were ants outside but never inside. He's had professional exterminators in multiple times but it seems they've taken over the walls and roof space and anywhere else they could nest. The pros haven't managed to deal with the problem.

The tenant has broken her 12-month tenancy (with his agreement) and is moving out.

She's now saying that she's had to throw out thousands of dollars of stuff and wants compensation. Some of it we think it's reasonable to want to throw out (a sofa they were nesting in), some we don't (bags of clothes and other easily-washed goods). She didn't consult before throwing anything out.

Does anyone know what his liability here is? Has anyone dealt with the tenancy tribunal over a situation like this before?

And we'd be interested in other people's opinions of his moral liability as well as legal liability. The situation isn't his fault but it's certainly been hard on her.

Tenants have asked me if a pair of rabbits would be ok?

"They would be primarily indoor pets, but confined to one area so they couldnt make surprise messes."

I dont know much about rabbit behaviour, whats everyones thoughts?

Pet without concent

We've discovered that our new tentent has a cat for which we were not previously aware of. We don't mind if they have a goldfish but a cat leaves behind a smell that is hard to get rid of and we can no longer claim our house to be allergy free which limits the property's future rentability.

Prior to the law change on 1 Dec 2025 we had a no pets clause but this is a new tenant who started in early January. I'm talking with our property manager with regards to this situation and they have indicated that the tenent cannot have a pet due to the no pet clause but from what I'm reading about the law change I'm doubting this is the case.

So, assuming they can have a pet I'm wondering what our options are.

1. Can we set limits on the type of pets? I read that we can set limits on the number of pets.
2. Can we say the pet cannot enter the house? I think we're ok with an outdoor only pet.
3. I'm not sure whether they had the pet before they started the tenency or aquired it after but does this count as aquiring a pet without concent?
4. I understand that we can set requirements such as regular flea and worm treatment for the cat. Can we also request things like regular professional carpet cleaning?
5. I think we have no choice but to concent to the pet so how do we start that conversation and establish pet bond, condition, limitations, etc? Do we do this through our propery manager or through the tenanct tribunal?

Thank you
