On FB Graeme Fowler is going ahead with selling 20 properties in 2024 - with 8 months left that’s between 2 - 3 per month. First one is sold.
I think he’ll still have 30 - 40 (mix of commercial and residential)....

Building consents up - though how optimistic should we be?
Building consents are down by 25% year on year to Feb 2024. However, month-on-month you can be forgiven for some optimism as new dwellings consents surge to 14.9%.

You can give 90 days notice for renovations - that is a valid reason - then you don’t have to wait till next year.
The property needs to be offline as a rental for 3 mths then you’re good to go.
Ideally you’ll have someone who can watch the property etc during the work...

If I were you, I'd give the tenant notice and then get everything done to the property.
When the property was ready to go back on the market, I'd choose a different property management company and also make sure the property got the market rate from a reliable tenant...

While there is still physical cash - cash jobs will be hard to crack down on. Maybe this is why digital currencies will be the future.

Arh I see Google are running an experiment.
We may get a few $$ for the hosting from the Ads but it can’t come at the cost of user experience. I know no ads would be ideal - so if you’re struggling with the Ads I recommend using the Brave Browser - which is Ad free.

Median sales price up, number of sales up
Someone forgot to tell Auckland - NZ is in recession!
According to Barfoot and Thompson - Auckland, they had a bumper month of sales - 1061 properties sold! This is 34 homes sold every day in March.
Plus median sales price was up 8.2%.

Actually, I'm with you - and I'd be a bit peeved with his communication. - If there was no attempt at appealing to your better nature and no discount applied to the amount he'd get paid by the broker - then he's not valuing the long-term relationship with you - i.e. years and the $$$ he has been paid...
