Just wondering if anyone had any thoughts or experiences with the following;
We're looking at purchasing a 3 bedroom property that has a separate bathroom, toilet and laundry/tub within the house and also a laundry setup in the garage (yes weird to have two!).
Since the main bathroom is big enough we were planning to remove the bathtub, the shower and put in a new shower and toilet in there.
With the separate toilet we were thinking of turning it into an ensuite since its right next to a bedroom (laundry is also next to this room).
Now on the dhb website it lists the following;
Exemption Applies
*Alteration to existing sanitary plumbing in a building, provided that:
(a) the total number of sanitary fixtures in the building is not increased by
the alteration
* Repositioning or replacing sanitary fixtures (eg a bath, bidet, wash hand basin,
shower or toilet pan) within an existing bathroom in a dwelling.
- So basically each one of those is considered a "fixture"
* Removing a bath with a shower over it, and replacing this with a new proprietary
shower enclosure and a new bath within the existing bathroom space. As the
existing bath/shower arrangement has two sanitary fixtures, each fixture can be
replaced and relocated without the need for a building consent.
So am I right to say that by removing the bathtub in the main bathroom I can add a toilet because the number of sanitary fixtures has not changed in that room?
and secondly for the ensuite, by removing the laundry and tub I can add a hand basin and shower since again the total number of sanitary fixtures has also not changed?
Can anyone please clarify? Hoping someone has gone through a similar process
