As investors, many of us find it reasonably easy to know what improvements to make to a property in order to maximize our cashflow and get good quality tenants. Paint and carpet are a safe bet, and an extra bedroom often produces a nice increase in rental income. But often the more subtle improvements can also produce very good increases in the appeal of a property, especially to buyers, whose criteria are somewhat different to those of tenants. Landscaping, interior design, house staging, even the choice of colours… all these can help make or break a project. Is exterior painting worthwhile? What about furniture staging – when is that a good idea? How should I landscape the property if I am selling as opposed to renting?
