How much of a drop in property values expressed as a % would it take for you to come back over this side of the ditch? 10%? 20%? 30?

It will take substantial falls from current prices,they need to be affordable so one can have a family and be able to live a normal enjoyable life, not one that is enslaved to a banking system!....

You may well be disapointed waiting for a large drop in prices, most investors i speak to arent planning on exiting the market if tax changes are brought in.

At some point in the future would you consider investing in property yourself?

This may be an important factor pushing rents higher this year

More people have been forced to sell....they now rent;
More people are uncomfortable with their debt levels...they will sell and rent;
More renters are nervous about their jobs...they will continue renting.

The renter / owner occupied equation varies in one direction or the other over the years. It may be moving in the rental direction.
It will usually balance out over the years.

In Wellington we're seeing healthy rent rises - mostly driven by the student market.

Even if a suburb or a property is not in the student zone, the effect of students mopping up most of the bottom end of the market pushed everyone else up a notch or out a suburb.

I've just re-let a classy 4 bed family house for $60 more (I did have to thrown in a heat pump - c'est la vie).

The flip side is of course that if you have a "student special" property, and you still have it vacant by mid Feb you're in a spot of bother.

I'd guess Christchurch, Dunedin, Palmerston North and Invercargill would all have the same student driven rhythm to the year (Auckland is bigger and I’d guess the general population swamps the student influx)

I will raise rents, I got into property for wealth long term and I see no reason to change now. If the government change course for us, we need to
find ways to adjust.

It will all work out in the end, doesnt it always?
