Back in February my then property manager had my rental property fumigated, without my authority or knowledge, when the tenant complained about some spiders. They deducted the cost of it from the rent along with their management fees, which is the first I knew of it.
When I changed property managers in June, the tenant complained that the fumigator had damaged an item of her furniture - the property manager had arranged a repair at the time, and charged the fumigator, but the tenant was not happy with it. I told her to get in contact with the old property manager, as I knew nothing about it. She never did.
Now that the tenant has moved out, she has taken the issue to the tenancy tribunal, who have told her to get quotes for repairs - I am going to have to pay for it! I am stunned that I am responsible when I didn't authorise the fumigation, or even know about it at the time - and I never would have agreed to it if they had asked in advance.
Has anyone been in a similar situation, or can give advice on what I should do? What would be my chances of getting the old property manages to compensate me for the repairs I now have to pay for?
