No I am not, but I am young(ish) and your issue with young investors is they are comfortable with technology and your idea can be replicated by someone making a 10 minute video on YouTube showing how to:
1. Scan and save all documents related to your property, any works done and lending to a folder in dropbox and share that with your accountant (takes 30 minutes each time).
2. Link your bank accounts with Xero
3. Archive any email correspondence related to your property in case you need it.
4. Save your digital bank statements to dropbox also.
5. Free to this point but f you want to back things up further Crashplan is $25 per year.
Gmail can automatically tag emails by sender also so that makes things even simpler.
I do think that the education angle is quite lucrative. As someone who works in property I can say the level of computer literacy is very low.
Edit: I'm not trying to pooh-pooh your idea and you could prove me wrong by selling your solution before you build it. If people are willing to commit a year in advance enough to fund making the thing then you may have a market.
