Has anyone had experience with merging of sites ?
I have a fairly small site approx 6,600m2 and the Real Estate agent said if I purchase the site that he has listed for sale that is approx 4,500m2 it will be a worthwhile site for a developer at a later time
Not certain if this is sale talk or not
The agent said it will likely to sell in the 11pc to 12pc Net yield (tender)
I would have thought developers would try for greenfield than brownfield sites as perfectly good buildings earning good income have to be demolished!
Also has anyone brought any 11pc to 12pc Net Yield commercial properties recently in Wellington (like in the couple of months) and if so was the value mainly in the land or the buildings?
