Obviously you do like to keep the pot boiling. You post was removed because it contained a fabricated quote. Making up quotes of other posters is quite frankly pretty **** but no surprises coming from you. I have only seen you post pure drivel here. Other posters - including the ones who I disagree with - at least manage to come up with something of substance, but you, nothing zilch nada.

Lots of thoughts are going through my mind... especially the question over older house vs. newer unit. I am viewing those today so I should get a better "feel" for it. As this will be my first purchase I am still thinking primarily about what I want - because this is still very much a test for me and I want a easy fallback position (ie: I live in it myself). The unit is well within VDSL broadband range so no issues there. The house is listed as being outside the ADSL area but the neighbors have it and are listed as getting 13Mbps so it can't be that marginal. The reality these days is people want broadband and I don't want aerials going up (for wireless) so I will make sure it's within the xDSL area. In any case this town is on the 'under consideration' list for UFB so in due course xDSL may become irrelevant.

It's done on an area by area basis. In this region Wanganui is UFF (Ultra Fast Fibre) and Palmerston North is Chorus.
I have had a look at both places. On second look the flat is as close to town as the house so no difference there.
The house has a large section and the best yield. Unfortunately the section is not economically viable to sub divide (due to values in this area) and would have tight access anyway, which could be an issue. It is also dark inside and no amount of DIY is going to fix that issue.
The unit is smaller and has a lot lower yield (on paper) but could be made really nice with a bit of DIY work inside. It's 1980's B&T so only needs work inside. The units run along the road, not front to back, so each one has it's own access and I doubt getting UFB installed would be an issue. It has more better lightness inside.

In a small town the "class" of tenant is less stratified then in the city. A tidy place, close to town can be rented out to someone acceptable. I don't understand your 2nd comment because land has nothing to do with it. People in these parts don't tend to build new for the purposes of renting out because the numbers wouldn't stack up.
