Option 1:
4 bedroom older house with garage - roughcast exterior
751m2 section
Very close to CBD
Rent: $200 p/w (according to REA)
Comments: (Based on photos) May need some spruce up inside which I probably can't afford right now so would have to rent it as is. Will assess inside to see if satisfactory to do this. New roof.
Option 2:
2 bedroom 1980's house with carport - brick exterior
cross lease section - 1/3 of 910m2 (note: see 2nd question)
Pretty close to CBD
Rent $150-160 p/w (according to REA)
Comments: (Based on photos) Looks pretty much ready to rent. It would be nicer if modernised but no obvious need to do this.
Both are in the $90-100k price region.
1. What are the relative merits and otherwise of each?
2. It does not say cross lease in the REA documents - it says "share", which I assuming means cross lease?
3. With option 2, is anyone aware of potential issues getting UFB installed? It's not available now but I expect it will be in the foreseeable future.
