For experienced investors, when you make an offer on a place, especially if the property is out of your town (3+ hours away), do you quite freely submit S&P agreements on properties with conditions for due diligence (builders report, finance etc) based solely on TradeMe auctions? By 'freely' I mean, based on scrutinising the auction's images, street view, details of the property and assessing it's a deal worth pursuing, submit an S&P agreement for xxx based on due diligence.
Do you ever ring/message the agent asking if the vendor would take xxx conditional on due diligence or is it a must to always submit an S&P agreement? Realise an email or chat on the phone won't confirm your conditional offer has been submitted to the agent, correct?
Am studying Rotorua and am from Auckland, and at current we haven't got time to be traveling to Rotorua every weekend to view properties, therefore am wondering how experienced investors:
a) Constantly submit offers on properties
b) Make offers on properties in towns that are not locally accessible.
