As for your standard of living surely rentals are not about your standard of living.
I wouldn't rent a house I couldn't live in (sub-standard) but wouldn't necessarily want to live in my rentals.
They are not cheap, dirty, poorly maintained or in the wrong area of town.
They offer a fair standard of living at a fair market price.
Re the price - fair enough. That is a totally different equation to 'standard of living'.

So long as the waste outlet is allowed (the sink) what's to stop you putting a hob in?
You could add a 2nd hob to your house without a permit - maybe to service an outdoor entertainment area that is further from the existing kitchen than you'd like.
You may not be able to rent it as a seperate unit downstairs (potentially for reasons other than the kitchen) but that is not what it is sold as either - as I indicated the add mentioned getting boarders in.

You obviously don't know anything about Pakuranga Gaz, it's a fabulous area for investment and owner occupiers. Always has thanks to tens of thousands of your compatriots living there for decades. Schools, beaches, malls, we have it all!! And basically 99% white.

If my budget is $550-600k or in this case $700-800k, then I would see how far I can stretch it.
If I can buy a half section in Mt Roskill for $770k, then I would not invest in Pakuranga for the same type of property for the same price.

Im thinking about moving into a rental I have instead. The mortgage is low and with one wage initially it will be less stressful. Can then see how things go with expenses. Thoughts?
Ashame though as have some good equity but cash flow wont be the best
