Does anyone have any insight as to getting a mortgage for residential investment property where no personal guarantor is needed?
I have spoken to a few mortgage brokers and they said that if the purchase is made through a company then the directors always have to act as guarantors inspite of having a high deposit (50%+ of purchase price). As the bank has a mortgage over the property their investment is secured without needing guarantees also, so what are peoples experience with this?
With respect to limited guarantees what kind of structures/arrangements are there?
