Went in for a repair--It was impossible not to notice the kitchen was in pretty bad shape with dirt, oil and grease.
Called up Tenancy Adviser and asked if it was appropriate to bring this to the attention of tenants and ask them to clean.
The adviser assured me I had the right to ''protect my asset'' and inform tenants. and this wasvery different than an inspection.
Tenants got upset with this.
Called TA today for clarification and now the next guy is saying that its a grey area and I should have simply issued an inspection notice with no mention of the problem and go from there.
Sure would be nice if these guys were on the same page
