I recall a thread from Ross about a similar scenario of property finders advertising a Mt Roskil (? somewhere west from memory) property with high yields only to find out that you could only achieve this if you rent it room by room.
I found another one advertised for Hobsonville Point as 5.3% gross yield but I am finding an extremely hard time figuring out how they came up with this number when they have the following advertised:
The only way you could achieve a gross yield is by renting this property at $810-$815 per week. I have no idea how you could achieve a gross yield of 5.3% otherwise.
