Within one month, I got 2 invoices for the same issue from the tenant: Waste Disposal Unit blockage! Meanwhile, recently the tenant sent me the invoice for pest control for cockroaches.
I’m sure that my property was in perfect condition before renting to him. I’ve had previous 4 different tenants in the same property before the current tenant, and no of them had those issues, especially one of them stayed there more than 5 years. My property is fully insulated on both roof and floor, equipped with heat pump, gas heater, DVS, dishwasher, and waste disposal unit. In order to reduce the headache from changing tenants, I just rented out this 3-bedrooms property for $310, but the similar properties were rented out at least $350 or more in the same street. But, it seems more devices are provided to tenants, more problems come to me!
Can anyone tell me whether it’s right by law that tenants can ask me to pay the waste disposal unit blockage and pest control, or tenants themselves should pay those problems?
