I'm looking at subdividing the site of my investment property and parking a second house on the back. I have a couple of questions regarding the project that I'm hoping the community here can help me with:
Has anybody done this recently?
Which companies are best to use / are there any companies I should avoid?
What is the best way to work the finance?
Are any of the costs deductible?
What range is the total cost of the project likely to be?
The property is in Otara, amongst a whole bunch of 1960's (I think) state houses. During my due diligence of buying the original proprty I approached the council, and they suggested that subdivision would be relatively simple. The land is flat and the services are in convenient places. I think that relocating a state house to the rear of the property would fit in nicely with what is already there, and should end up costing a lot less than a new build. The research I have managed to do so far tells me that the total cost should be in the range of $150k to $200k, but there will certainly be costs I haven't considered.
