Most likely, rental appraisal provided by selling agent is unrealistic.
Either get an independent rental appraisal, or at just look around on TradeMe - what others are asking for this sort of property in this area.

$350 does not seem unreasonable for manurewa, just need to be carefull on where it is.

Go for a walk with a small dog around 6.30 at night, make sure to have your iphone out and wear nice tidy cloths.

For sure, every house I've brought I've walked the area with my dogs. Small Dogs are for show its plain and simple, Big dogs offer protection.

Dogs get the smell of others and bark. A noisy neighborhood may be bad for you.

Mmmm, I live in a pretty good area, and the small dogs are the worst at barking, don't think the owners are bad, just that the dogs are bored! Can't see the correlation between barking dogs and bad areas.
