    Who said there was ? Its about trying to bring as much of the neighbour hood to life to give you as much info for your sense to gain a representation of the area, how your gut wants to interpretate it is up too you.

      is it backing the railway or motor away?
      who are the neighbours?
      is it fee simple?
      does the house need work?

          I prefer Manurewa to Papakura for the following reasons:

          Better geographical placement to central CBD
          Better shopping facilities ie Manukau Shopping Centre
          Better overall housing areas ex Red Hill [Papakura] is a much worse area to live in than Clendon [Manurewa] imo
          Better local employment opportunities ex new prison rehab housing 1000 inmates. Dont lol on this one , but the government is pouring vast amounts of money into this area

            It's give and take. I don't buy banking motorway etc.

            7% is low yield for Manuwera IMHO and would want hight if some criteria are not met.

              In my opinion only certain parts of Manurewa are good, areas like hill park, the gardens, and small pockets of Manurewa are worth investing in long term, the rest of the areas are low income and could see a high yield property turn sour if any damage is done or high turnover due to tenants not paying on time. Papakura is also a mixed bag but in the better parts people are moving in and updating the older type properties and making a home for themselves and not paying central auckland prices.

                Manurewa has some very different areas within it. In saying that for long term holds even rough streets can become a smooth ride.
