I am the head tenant in a flat of five people. I have a fixed term contract with the landlord for 12 months finishing in Feb while the other people in the flat have a contract with me for the same fixed term. Now two of them want to break this contract and leave.
They are willing to find replacements and cover rent until the replacements comes into the flat.
My question is, is this an okay situation? What if the replacements decided to only stay for a small amount of time and then leave? I'd be left with a five person flat with only three people in it and my name on the contract. I could make the flatemates who want to leave stay in contract to me and then they sublet it to others themselves? Or can I keep their bonds until the end of the year in case something does go wrong with the replacements?
