New landlord here, tried to use a PM to rent our house out bad had no luck so did it ourselves. One of the tenants is a beneficiary so WINZ are going to pay her bond, we have confirmation in an email from WINZ that they will do this as soon as they have processed our application as a supplier...which seems to be taking forever, and now the lady at WINZ has gone quiet when we email. Going to lay a complaint soon as still no bond and tenants moved in a week ago, and now their second payment is late. It was due yesterday, got given excuses and told they put cash into the bank yesterday and it will definitely be there today and it won't happen again. I've told these tenants if we have any problems we will transfer them to a property manager. So where to from here? Going to contact tenant and ask what's going on, and think we should issue a 14 day notice to remedy and say if its not there by tomorrow transfer them to a PM to deal with and tell them that will be the case? How about the bond thing? Anyone had this trouble with WINZ? At first they were very communicative and I thought I couldn't stop them from moving in because bond hadn't come through when we have it in writing from WINZ that we will receive it.

You have also broken rule number two. Never make threats or promises to tenant who are not paying. Saying you will get a property manager to the tenants will make both the tenants and your property manager laugh all day long. Most property managers will not take on problems like this because they suspect that you will get rid of them as soon as they fix the problem. The tenants will know that also.
The WINZ people do not work for you. you are not their client so you are a no body to them.

Thought it was a bit cruel to refuse them entry when we had it in writing from WINZ that we would be paid though? And I thought the law was that I couldn't refuse them entry...this is why I wanted a property manager...hubby decided he would rather manage himself. So where to from here? Going to start by harrasing the WINZ manager until we get the bond money me thinks.

Hahaha trouble is Im too much of a control freak, even with a PM I would be on their back non stop if things were not right. Got an email from WINZ apologising for delay as the case manager had been sick and we have been accepted as suppliers so should receive bond soon. If only we had had more luck selling the dang place.

Someone at work seemed to think Tuesday's are doll day so that may be why it's late as they thought they could put it off a day til they got paid, anyone know if that's true? If so I don't know why they wouldn't just tell us that and ask if it's ok to pay on Tuesdays instead...

Not sure about Tuesday being dole day but I allow tenants to change the day of the week that they pay the rent but make sure that they have paid up to that new day of the week. For example if they normally pay on a Friday and want to change to a Tuesday make sure the first Tuesday payment covers all that is owing up to the following Tuesday not just the next Friday.
