I'm looking at purchasing a house that is definately leaky. It's in one of the most sought after areas in Akl and the section is great.
Having researched this quite a bit looking at this and other monolithic houses, this one would stack up well if I get it for the right price; cost + cost to repair + contingency would still be well under current CV.
However I'm concerned I'm not going to be able to get finance because it's leaky - banks want building reports - I can tell them exactly what the reports are going to say! They want reports to say it doesn't have elevated moisture levels but that ain't gonna happen. I do have full architectural plans for remedy that the current owners are not going ahead with.
Has anyone had any experience buying and repairing leaky property? Anyone know of lenders that are prepared to lend on leaky property? What do they want to know to be happy to lend?
