Is nice female applicants with deadbeat partners a common theme?
Cause they don't fancy you? i.e. they see you as a listening post, not someone they want to have a relationship with.
You're assumption is flawed, because it assumes that a man would not turn down 'intimate relations' given an opportunity, therefore the choice is always in the hands of the female party.... As that's the only option you know, you must be coming across as desperate to ladies.
They seemed like really nice people except for all the tats on him. Of course they only put her name on the application form...but turns out he used to flat with a friend of ours. Still can't get my head past the gang thing though, even with good jobs, good references...he was in jail for LSD possession. I don't care if he uses LSD, but how was he silly enough to get caught with it? Probably because he is openly a member of a gang-police probably keep an eye on them. And you can't pay rent from jail.
I think the issue is not having a pm, they know they won't get past a pm. We tried it last time with a pm at $360 and no interest, and now advertising on a Facebook page only at 330 and been inundated with inquiries- but so many beneficaries!!! One actually put her mother as a referee. And had green hair, hilarious!

Way back at the start of my involvement with tenants I had a gang slapper move into my personal property. She was the best tenant I had. No power usage (disconnected), no movement in the property at all (she was in jail), regular rent payments. At that time I was mowing the lawns for my rentals to keep an eye on them as I was very new to the game.
..... One actually put her mother as a referee. And had green hair, hilarious!
Not necessarily a bad thing to put mum as a referee, funnily enough. Mums can be a good ally if things go wrong, and always know where their offspring are!
But...how was she able to pay rent from jail??? This girl has a very good job (by her accounts at least) and has no records, by all checks is a very good girl or very good at not getting caught. As long as the house isn't damaged and the rent is paid I guess it doesn't matter...I'd just be forever worries about it becoming a drug house or gang house-it's very private with very difficult access so would make a good spot for growing cannabis/selling drugs. But it's a nice house so would prefer it not to get ruined with the humidity that cannabis production entails.

Prob up the rent if you add that description into your add I do think quite a few on that page target non professional investor because they can and prob do pull the wool over some of their eyes.
