good one, i am evicting one tenant down in tokoroa as well, not paid rent over a month and was sending texts like, we are in a desperate situation were we pay the rent and let the kids go hungry or feed the kids and pay the rent later on.
I felt sorry and gave them a bit leeway,but then they kept missing the rent,week after week.
Tenancy tribunal taking too long to get a date for hearing.

Just a bit of an update...
90 days notice delivered about 2 weeks ago.
He cleared his payment from last fortnight (late by 2 days, so couldnt give him the 14 days NTR).
Has now missed his payment this Monday (and has kindly let me know that he will only drip feed small amounts just so he dosnt meet the 21 days..agrrr)
Also tells me that he may now want to take me to the tribunal saying that I have evicted him in retaliation.
Ah the joys! Cant believe such tossers exist. Surely they should be an online database of such tenants for the benefit of everyone.

Read Section 54. Look carefully at the time frames. He has 10 working days to make the application to the TT for retaliation.

Suggest make sure inspections are done between now and end of tenancy. With proper notice of course and as often that the rules allow. Take dated photos each inspection, complete or update the inspection form, make sure everything is done in writing and by the book.
