Most of our properties are in Timaru. We bought here as the house prices were about half- 2/3 rds of CHCH's (which is where I'm from and lived till we went to Japan- after that I had no interest in living in a city ever again and wanted somewhere smaller to raise our kids). My friends thought we were mad moving down here- I think they are mad living on an earthquake prone swamp.
Also have some property just out of Oamaru (a rental and a holiday home at a little known holiday spot called Kakanui). Prices in Timaru have gone up significantly in the past couple of years (a flow on effect from CHCH) and haven't seen any real rental bargains here for a while. I prefer to buy local so I can do all the maintenance etc myself and keep a closer eye on things.

We have 5 rentals and use a rent management software to keep track of finances and tradespeople for all our maintenance (even the little things, we have a handyman). We have found introducing these two things has kept it manageable. The increase in costs from using trades versus doing our own maintenance has actually not been as significant as we thought and has made a big impact on our time.

Usual bill from handy man is $115-$150 per visit. He usually does a few things per visit. Recently he has replaced smoke alarms, fixed sticking door, reattached curtain tracking, fixed a bracket on gate etc. All things we could do but since we have started using him we are happier. I get him to call them direct when they let me know about something - they whinge to him, its great!
