Hello, first post and first sale, I have read some great advice here but find the whole process daunting.
I am selling my rental after 4 years and was planning to do it up first, but the friend who was going to help me has injured himself quite badly. Now I am looking at longer timescales and full priced tradesmen for the stuff I can't do myself. Wondering what to do. Looks like auction is out, and I don't really trust agents. At this point I am thinking the best thing might be to make contact with a company or association of people who take do-ups and try to arrange a private sale, but I don't really know where to start. I'm not even sure what the proper value is. Before I get a registered valuation, I would want to... you know... do it up. Low 700's, for a 6 bed, 160 sq. m. do-up in Northcote? It's not a super do up; the issues are mainly cosmetic (paint, stain, carpet, tiling). The place is a born rental in a convenient location. It will be vacant when sold.
So I guess the main questions are these:
To do up or not to do up? Is it worth trying to scrounge money or sell other stuff at crappy prices to ride out a money squeeze? How much profit do flippers generally make by doing up a house?
Is private sale the best method if I have to sell it as a do-up? Am open to suggestions.
If selling as a do up by private sale, what is the best way to find buyers? Is there a trustworthy company or an "Auckland house-flippers' club" I could go to?
