I have an opportunity to partner with a mate on some new builds in Ashhurst but am ignorant of the area. Any locals give me a heads up on good or bad idea to build 10 first homes there or build and hold?

I know a little bit about the place...lived in Palmy on & off ...& Mrs Spaceman is from Palmy.
My first question would be why bother?
There's hardly anything in Ashhurst.......so for my money the houses would have to be way cheaper to make up for the inconvenience factor....true the average Jaffa would kill to have such a commute, but they see it a bit differently down in Palmy 15km's a long way for palmy folk (background banjos playing)
OTOH....rather than first home type house I could see a crack at the larger more executive semi lifestyle block type house, empty-nester type of thing.
Cheers
Spaceman

Thanks Spaceman. I had sort of reached that conclusion. I am trying to assist a mate who is wanting to get in a better investment position. None of the local agents thought we were on to anything special so I have told said mate to look for something better, in Palmy itself maybe.

No he wants to build locally I am just assisting financially. I only buy in Auckland now. It's become a license to print money in recent years. I sold a property in Weymouth just recently 200K more than I paid for it. Unbelievably ridiculous but welcome to Auckland. Yet you can still buy so cheap. My favourite patch has 50 homes under 300K on trade me right now. I love Auckland :-)
