    Hey everybody appreciate your thoughts. I have a site large enough to build H and I as of right. It has views if I go 2 storey. 1 back from cliff top.
    I am thinking of building something I may live in later and still rent the other side.

    My dilemma is:
    Do I build a larger house on top and MDU under OR is it viable to build a 2 storey home and effectively a 2 storey minor?
    I am thinking both of more rent and nicer living for the tenant.
    Any thoughts, pros and cons? I really can't decide????

    The minor dwelling still has to be 60 sqm, so if you go two storey, you'd need to take a lot of space out for the staircase and extra hallways, at the expense possibly of one of the bedrooms. I've been inside a 2 storey 60 sqm unit before, the stairs probably take up 8-10 sqm of space. It was a 1 bedroom and the lounge / kitchen wasn't generous.

      Good point. I was wondering though about having garaging underneath (for the MDU or for the main house if needed to comply), then the MDU can be one level. A 2 storey MDU as you say would be pokey for sure.
