Anyone know approx how long I should allow to move a relocatable on to a section? Must you get permission from council first or can that be done after the move? Roughly how long after the move might i be able to rent it?

What are you going to sit the house on at the section? Piles or concrete floor? I think that gives you an idea that the foundation has to be ready and the services connected so a consent is required. Go to the Council and then engage a Project Manager to assist you.

Hang on Jimo Project Manager (ex builder) organises not only the consents but also the trades. His job is to oversee all the trades and the costs.
Builder does the lot and brings in his preferred trades, which are not necessarily cheaper than the PM's.
PM charges a fee, say hourly rate of $55 or one off fee of say $2500? Whatever way a builder would charge extra to PM.

how it works here is the owner would sort plans (or the builder) builder would then get prices from subbies then do the job organising the various trades as they are needed none of the builders i know charge for managing the job they are on, its part of their job, a GOOD builder will have GOOD subbies who come on time and do a good job and i suspect wont overcharge because they want a reliable ongoing working relationship with the builder, a PM may get cheaper prices but as we all know cheap isnt betterLast edited by jimO; 31-08-2014, 07:24 PM.

Really, a builder who can communicate with subbies in a half decent way will do the job for far less than a PM.

Only a small portion of a house build is done by the builder, the rest is contracted out to the likes of gib fixers, stoppers, painters, cladding specialist etc so to expect a builder to be on site for the entire length of the build when he has other jobs he's running is a bit of an ask.
An experienced PM can run several jobs at a time and only needs to charge for his time organising supplies or contractors and going to site to oversee the work and trades.
I know of a PM that will do this for a reasonable hourly rate in either ChCh now or Akld after Xmas. Feel free to PM me.

I agree elguapo there are a lot of PM's that don't make good PM's, Christchurch is full of them.
No relocation job is no different that new build, him outdoors has just done one, but then he's a good PM.
Jimo most new house build companies I know and I've worked for a few, have gib fixers and gib stoppers. The PM oversees the quality as he signs off the tradies bill when it comes in for payment.
