hi all, we have recently shifted some tenants on from a house only 5 years on and occupied it ourselves. the carpet is only a year old and is nylon, quite a nice carpet too. the tenants have left two burns on it where they say a pair of hair straighteners were dropped and the PM says the carpet guy can't repair it.
he doesn't know what to do about it. i suppose being a PM he really ought to and i suspect now that he doesn't manage any of our properties he just can't be bothered.
i've never had to deal with something like this before, it's always been a cut and dry case of tenants wrecking something and having it replaced from the bond, but i'm not sure i could justify replacing a huge area of carpet costing thousands because of two burn marks (that is to say, i could justify it but i doubt a tenancy tribunal hearing would see it my way)
what would you do?
