I think drelly is correct, in that many comparisons included dividends but not rent.
I don't think he is correct however and most reports used gross return.
Because of that, and while initially obviously not an accurate comparison, taking into account that interest costs are a common part of property investments the same cannot be said of share investing.
Therefore, while the rent / dividend gives some erroneous data, it would also in some respects be balanced by the difference in the use (and cost) of leverage.
