Unlike the countless landlords who come here trying to get advice on how to extract their pound of flesh (and then some) I have walked away from it. This is no different from the same advice I have given quite a few people here... to just drop it... and spend their time and effort on more productive matters.

You are on a website aimed at property owners / potential owners. How many threads would you like to read about my tenants are good pay their rent on time (i'm sure you will find them as they are some on here)? This is an advice/info website where people come to solve problems and improve their knowledge. I think you may be on the wrong website.

PS: Sorry to burst your bubble, but you don't actually "own" real estate. All you "own" is a piece of paper called a "title" which allows you to occupy the real estate subject to the terms and conditions (Central and local government regs) and paying a land tax/rental (rates)... I'm not trying to be pedantic about words, merely to remind people here what the deal inherently is.
Is this a deal worth getting upset or stressed about?
Hi Michael, can you give some more detail on exactly why the house was cold & damp? Sometimes its not an easy remedy to fix. I recently put in a Smartvent Ventilation system which is similar to the HRV in a house in Manurewa. The tenant & her son had poor health & the son was always in hospital suffering from asthma. There health conditions were prior to them moving in to the same Manurewa house i'd lived in myself for many years prior. Anyway i shelled out close to 2k for the Smartvent ventilation system because i wanted to make the house warmer. Tenant told me it made no real difference to the house temperature & it seems that even with the best intentions that a landlord might have its not always an easy fix. The Smartvent was a waste of money ;i was told later that they dont work well on houses with clay tile roofs as there is a lot of "damp air" in the attic space where the system draws air from.The Manurewa house did have a clay tile roof. The manufacturers dont seem interested in letting their customers know this. Money is the root of all evil?
Even my own house where i have shelled out a few $1000 for topup insulation it is still very cold at times & i am presently trying to find new ways of keeping it warmer.I have bought 2 dehumidifiers to try & reduce the moisture. Im headed at the moment towards double glazing options which is hugely expensive.
So thats why im asking you what do you think was causing the cold & damp & was there an easy affordable solution?

My husband and I grew up in houses without insulation as did our parents before us. My own children in their pre school years lived in uninsulated NZ service houses also with no insulation in them (now 27 and 29).
It is not the cold houses that makes kids sick. None of us ever got sick because our parents fed us wholesome nourishing food.
Plenty of literature out there at present about how the crap and sugar that we are eating is causing us to be sick.
Thanks mrsaneperson for your input, I was considering a Smartvent for one of our houses and to be honest don't think it would make any difference there either.
