We have tenants moving out next week that have left a hole in a bedroom wall where it looks like someone has kicked the wall. Is it reasonable for the tenant not only to pay for the plaster repairs, but also for the entire wall to be repainted so it matches again, what about the whole room?
In addition they had stuck pictures/posters up in the lounge with blue tac. This also in at less a dozen places has ripped the paint from the wall when they have removed the blue tac. The walls had no marks on them prior to moving in, can I deduct from the bond the cost of having all the lounge walls that have been damaged repainted? Two other walls in the lounge have also been damaged where the back of the sofa has rubbed and torn the surface of the gib board and also now need a skim coat of plaster.
We also have issues with stains on the carpet, broken door locks (they say the house was broken into) and general lack of house cleaning, so I am not seeing them getting much bond back.
advice please on how to deal with this would be appreciated, first time in the 5 years we have been landlords we have had a problem like this.
Do we need to make a claim to the TT if we cannot agree with the tenant.
When meeting to sign off the bond I was intending to have a locksmith be there at the same time to get the broken front door lock repaired immediately and also a friendly painter to quote on the painting as well and take lots of photos.
